An air test, or air tightness test, is undertaken to demonstrate compliance with Part L by determining the air permeability rating of a building. Air leakage areas can cause a considerable amount of lost heat and thus lower the energy efficiency of a building. For this reason, Building Regulations in Peterborough require all new buildings to meet certain permeability targets.

During an air test the pressure of the room will be tested and as such all windows and doors that lead outside must be securely closed to avoid them swinging open and the test being abandoned. Similarly, all internal doors should be wedged open to avoid being slammed shut. Furniture will not be affected during the test, but smaller items such as paper must be held down or removed completely so they're not blown about.

It is a requirement under the Building Regulations 2006 Part L that new dwellings in Peterborough must pass an air test prior to occupation; this test certificate must be produced for the dwelling to be signed off by local Peterborough building control.

The report has all the details required by the regulations to indicate that a valid test has been performed.

To carry out such a test with accurate results, we require some general requirements to be made available at the time of the test: SAP Design air pressure test figure, an electricity supply and a water supply to enable traps to be filled.

We will seal all of the intentional leakage areas in the house prior to testing. These include:

  • Fireplaces
  • Extractor fans
  • Exhaust fans
  • Trickle vents
  • The odd uninstalled component

Everything else will have to stay 'as is' in the property.
